Is it worth replacing the timing chain as well? I have read the chains are supposed to be good for 400 000+ kilometers?

The oil leak can probably be rectified quite easily by replacing the O-Ring.
This would of course require removal of the tensioner.
As part of the reinstallation process, you should be able to retension the timing chain.
